Current Economic Climate Shows Property Investment Performs Better Than Shares

Current economic climate brings a lot of uncertainty, even in the markets seen 'safe' by professionals.

Therefore an increasing numbers of investors are looking more to investing in property.

The current high prices and the lack of available credit mean that landlords who are buying or who have bought in locations of high demand are already reaping the rewards.

The Director of ipsbmv.com, John Ainge, said "There is now an unprecedented opportunity for investors to buy property at below market value and benefit from a huge uplift in rental yields which can be used to improve cash flow and bring impressive returns over the long term".

When compared with poor returns from other investments types, such as savings ISAs and Pensions, the property returns are significantly higher and definitely more reliable than other forms of investment, even though there are risks associated with property market.

This year the number of investors who gave rental returns as their reason to invest has increased from 25 percent to 41 percent.

The economic uncertainties remain - and we have to live with them. However, unless something dramatically changes in the way people could access more credit to buy their own homes (and I for one, do not believe anything is going to change in the medium term) then it means only one thing: more people will be attracted to the property market.

Proposed Tax Changes Could Hit Landlords

Proposals to alter tax breaks for second home owners have been announced by the government.

The aim of the proposals is to reduce the amount of Council Tax everyone else pays; the plans however could have significant impact on landlords.

Currently many Town Councils offer reduced rates for second homes, between 10 and 50% when the property is empty. According to Andrew Stunell MP, with over 300,000 long term empty properties in this country, it has equated to around £90 million in lost revenue in the last 2 years alone.

The current rules mean an unoccupied unfurnished property can currently claim full Council Tax exemption for up to 6 months or 12 months if undergoing major repair work.

The new plans though will affect these current rules and could possibly leave landlords having to pay a full Council Tax bill for this period, which it is believed may put landlords off of renovating their property.

The plans are currently in the consultation stage so are likely to change before coming into effect.

There are many potential implications - for both landlords and tenants. We'll keep an eye on the development and will aim to inform you regularly on anything that would potentially affect landlords' property returns.

Force 10 Property Management: Customer Service Finalist for Multiple Awards

finalist logo 2011As we are now well into the second half of the year it is good to take some time to think about what we have done well and what we could do better. It has been a very busy year for the team of Force 10 Property Management, especially after the decision to launch Harrogate PPC/ Personal Property Consultants to provide specialised services on the property letting market.

The most notable thing of all is that the hard work the team has put in to make sure it delivers an outstanding service to all our customers has paid off.

Recently we have been announced that Force 10 Property Management has been shortlisted for the national Landlord & Letting Awards as finalist in 3 categories:

  • customer service
  • innovation
  • letting agent for Yorkshire & the Humber

Oliver Romain, editor of Landlord & Buy-to-Let magazine and lead judge for the Awards, commented: "The Landlord & Letting Awards are the premier nationwide private rented sector awards in the UK, and it's great to be able to recognise and reward the best in the industry. This year's response was phenomenal, with over 1,000 entries received across the various categories, so Force 10 Property Management has done brilliantly to be shortlisted."

The winners for each category will be announced at a gala dinner - hosted by property investor and TV presenter Melissa Porter – being held at the Concourse Suite, Birmingham NEC, Wednesday 16th November, 2011.

Ovidiu Staicu, Managing Director of Force 10 Property Management said: "We are thrilled to reach this stage in the judging process: it really is testament to our team's hard work and commitment to deliver an outstanding customer service throughout. We are now just keeping our fingers crossed that we are lucky enough to walk away with a winner's trophy on the night."

Another success has been the shortlisting as finalist for the Customer Service (again!) for Doncaster Chamber of Commerce.

The winners of the latter are going to be announced at a gala dinner on 15th December 2011.
